Building Tiny Homes Just Got Easier in Virginia

 
The New ADU Laws

If you ever wanted to build a tiny house in your backyard, that dream just became a lot easier to realize. Virginia has passed a new law that will make it significantly easier for homeowners to build accessory dwelling units, or ADUs, such as tiny homes, in-law suites, or garage apartments, on their property. Signed by Governor Abigail Spanberger, the law takes effect July 1, 2027 and requires localities to allow ADUs in single-family zoning areas by-right, cap permit fees at $500, and remove certain restrictions like large setback requirements and family-only occupancy rules. The change is aimed at increasing housing supply and affordability, while giving homeowners more flexibility in how they use their property.
