I tell every home seller with a crawlspace in Central Virginia the same thing: either you are aware that you have a crawlspace issue and have dealt with it or you have one and you don't know about it. There is no third option. Crawlspaces are notoriously wet and humid in this area, just like our summers. This is an important part of your home to keep an eye on. Here are a few easy ways to help keep humidity under control:
Monitor your humidity levels. A hygrometer is an inexpensive tool that can help you keep indoor humidity around the ideal level of 50% especially in your crawlspace.
Improve ventilation. Good airflow helps prevent moisture from becoming trapped, especially in newer, well-sealed homes.
Use bathroom exhaust fans. Run the fan during and after showers to remove excess moisture before it spreads throughout your home.
Make sure your dryer vents outside. Clothes dryers create a lot of moisture and should always vent to the exterior.
Address damp basements and crawlspaces. Instead of relying only on a dehumidifier, identify and fix the source of the moisture whenever possible.
Choose the right dehumidifier. If you need one, make sure it's properly sized for the space and remember that it works best in areas above 65°F.
